Liberty Hill ISD approves final schematic and early GMP for new Elementary No. 8

Liberty Hill ISD trustees on Dec. 16 approved the final schematic design for Elementary No. 8 and authorized an early guaranteed maximum price to start construction work.
Architects from BOK Architects presented a two‑level schematic sited on 12.65 acres designed for 1,000 students that uses the site's sloped topography to place classroom wings, a cafetorium and gym so the building can be sectioned for after‑hours community use. Tim of BOK Architects said the team ‘‘was able to achieve the design for 1,000 students within the price point’’ and noted the site is compact for that capacity.
The board then approved GMP #1—an early bid package that covers general conditions, concrete, rough carpentry, earthwork, utilities and exterior improvements—awarded to American Constructors for $5,875,493 and authorized the superintendent to finalize contract terms. District staff estimated the full project would not exceed the anticipated cap of $45 million.
Construction staff told trustees the plan separates parent and bus drop‑offs, includes dedicated storage and mechanical chases, and preserves flexible library and fine‑arts spaces. During Q&A trustees asked about storage, stage/gym acoustics, restrooms and how lessons from previous campuses shaped the prototype. The architect said teacher and special‑education feedback had been incorporated and the design includes dedicated storage and accessible science and art spaces.
The agenda item was presented as an information item with an associated action to begin construction using bond funds; the motion to award GMP #1 passed on a roll call after discussion.
Next steps: staff said additional GMPs will return in January 2025 for further construction scopes and that work under GMP #1 is scheduled to begin in January with a substantial completion target in May 2026.
