The Dorchester County Planning Commission approved the preliminary plan for Bridlewood Phase 1, a cluster-style extension of the Brattlewood Farm subdivision that covers 246.64 acres and proposes 144 single-family lots across multiple phases. Staff said the phase before the commission includes 104 lots and that the developer will provide 15.06 acres of open space within the phase, with 2.57 acres active as a multi-purpose field.
A November 2024 traffic impact analysis allows construction of up to 112 homes before required turn-lane improvements must be substantially complete; the county’s public-works conditions require that the northbound left turn lane on SC 27 at Carter Road be substantially complete before the 113th home is built. Planning staff and the fire marshal have reviewed and conditionally approved the plan; Dorchester County Water and Sewer confirmed service connections and a pump station are part of the plan.
Applicant representatives Jim Ducker and Adam Tennant (Pulte Homes) said the homes are currently programmed at roughly 1,500 to 2,500 square feet and that the development will be built in multiple phases. Commissioners approved the preliminary plan by voice vote and approved associated street names after E-911 review.
