Developers advancing Love’s and Racetrack proposals near US‑30; commission discusses lift‑station and sewer options

Speakers updated the commission on multiple development‑scale projects along US‑30 that could affect traffic, sewer service and local infrastructure.

Speaker 7 said the planning commission received a submission for a Love’s site near Pages Crossing and noted a Racetrack gas station is proposed across the road. Both sites will affect Highway 30 traffic. Speaker 8 and others explained that independent traffic studies for each site must be coordinated so lane alignments and access work together; that coordination will inform whether intersections change or a through movement is eliminated.

Speakers discussed a potential regional lift station to serve Lincoln Investments, Racetrack and adjacent properties. Speaker 4 said developers might seek reimbursement for upsizing a lift station as a regional facility; speakers noted any public contribution would need to follow public bidding requirements and city coordination. It was not settled whether developers would construct a facility and hand it to the city or whether the city would build.

Separately, Speaker 4 said a manhole near US‑30 could provide Alpro a shorter sewer connection than the project’s previous alignment. The city appears willing to consider connecting there; project reengineering will be required and cost implications remain to be determined.

Speakers estimated both Love’s and Racetrack could start construction as soon as May, subject to engineering and permitting. Commissioners said they would add items to future agendas when more definitive plans arrive.
