The Fairfax City Board of Architectural Review unanimously approved an application to paint the concrete masonry unit (CMU) at 10834 Fairfax Boulevard, a building operating as a Midas auto service, during its April 16, 2025 meeting.
Anna, the City planning staff member presenting the case, said the property is zoned CR (Commercial Retail) and lies within the Architectural Control Overlay District. The building — constructed in 1954 according to city real estate records — had previously received a faux-brick treatment; the applicant now proposes painting the existing CMU below the siding in a brown finish. “Staff believes that the proposal complies with the provisions of the zoning ordinance stated under section 6-57 approval criteria and is in substantial conformance with the design guidelines for the architectural control overlay district, and therefore recommends that the request be approved,” Anna said.
Applicant Kevin Trump told the Board he was “just here to get approval for the color,” and clarified that the photographs included in staff materials included primer rather than the final finish. Board members asked whether roll-up doors or other exterior features would change; Anna and the applicant confirmed no other exterior alterations are proposed at this time and that the yellow-and-red siding referenced in the presentation would remain. Anna noted that the applicant must secure all required zoning approvals and permits prior to construction.
Mr. Schrader moved to approve the request of T. Kevin Trump LLC (Case BAR2500005) with conditions that the modifications be in general conformance with plans and renderings received in April 2025 and that the applicant obtain required permits; Mr. Patel seconded. The motion passed unanimously.
The approval is conditioned on adherence to the submitted plans and the applicant completing the standard permitting process. The Board did not record any public comment on the item during the meeting.
