The Wheeling Plant Commission on Feb. 11 approved a final plat to resubdivide properties at 2812 and 2822 Jackson Drive into four residential lots, subject to three staff‑recommended conditions.
Staff read the conditions into the record: developer impact fees must be submitted to the Village pursuant to Chapter 17.26 before Village Board consideration; village permits will not be issued until the final plat is submitted to the Cook County Clerk’s Office for recording; and the petitioner must provide the required contribution to the village’s sidewalk fund to the satisfaction of the village engineer.
The petitioner told the commission the plan was unchanged from earlier review, but noted the side‑yard setback had been omitted from the final plan. No commissioner questions were raised on the record. A motion to approve the plat was moved, seconded and carried unanimously; Commissioners Meyer, Hyken, Ryals, Sprague, Carl and Chairman Johnson recorded yes votes. The commission indicated the plat will proceed to the Village Board meeting on March 2 for final action.
What happens next: the Village Board will consider the item on March 2. Permits for the site will not be issued until the Cook County Clerk records the final plat and the petitioner provides the sidewalk contribution as required by staff.
