Cedar City work session moves three 800‑North land‑use items toward action after planning commission recommendation

City planners presented three companion public‑hearing items to update the general plan and zoning for land near 800 North and 3700 West and to amend a development agreement for the area.

The planner explained the new color‑coded general plan mapping and said the acreage and unit counts are essentially unchanged from the development agreement, while the mapping aligns residential densities with adjacent existing neighborhoods. "If you scroll to the west, we have the Iron Crest Subdivision, which is R1. So now we're sticking R1 next to R1," the planner said in explaining the logic for the changes.

Phil Schmidt, who said he worked with developers to build 800 North, told the council he supports the alignment and connectivity the amendment provides. The Planning Commission provided a positive recommendation and did not request additional conditions.

Council members focused questions on connectivity and the potential for future road ties to adjacent subdivisions (including the Empire subdivision) and whether the proposed zoning would create landlocked parcels; staff explained connectivity language in the development agreement requires east‑west and north connections where feasible.

Council consensus was to place the three items on the next action agenda for formal consideration and vote.
