Planning Commission Recommends Change of Map and Zoning for 1157 South Main

After a brief discussion about frontage and traffic access near the Cedar Knolls signal, commissioners opened and closed the public hearing with no public speakers and then moved to recommend approval.
The commission’s recommendation covers both a general-plan amendment changing the designation from "Highway regional commercial" to "Central Commercial" and a zoning map amendment from R-2 to CC for 1157 S. Main. The motion was moved and seconded and carried with all commissioners present voting "Aye."
The recommendation will be transmitted to the City Council for final action. No separate conditions were attached by the commission at the time of the recommendation.
The Planning Commission’s action reflects staff and applicant statements that the change is intended to align land use designations with the parcel’s likely market and neighboring development patterns. The council will consider the commission’s recommendation at a future meeting.
