The Grand County Commission approved the final plat for the Lance Avenue Planned Unit Development, a two-lot workforce housing project previously rezoned and approved under Ordinance 702. Staff explained the development agreement, the density bonus allowed under land-use code section 4.4.09, and the recorded deed restrictions that will require units to be sold to active employee households at or below 80% of area median income through a mutual self-help homeownership program.
The development calls for zero-lot-line homes on two lots (Lots 2A and 3A) with setbacks and lot sizes adjusted according to the approved PUD. Commissioners made a motion to approve the final plat provided the corrections listed in the staff report (items 3a–d and item 4) are incorporated and that references to local LUC terms (e.g., use of the term —twin homes— vs. townhomes) be clarified. The motion passed unanimously.
