Mohave County planning commission approves multiple rezones, forwards cases to Board of Supervisors

KINGMAN, Ariz. — The Mohave County Planning and Zoning Commission on Feb. 11 voted to approve a series of rezones and a general plan amendment and forwarded the commission’s recommendations to the Board of Supervisors for a March 2 hearing.

Staff presented four land-use cases that the commission approved with standard conditions. Melanie (staff) introduced a rezone of assessor’s parcel number 21511266 in the Golden Valley vicinity from AR-2A (agricultural residential, 2-acre minimum) to AR to allow a minor land division; staff reported no letters of opposition and recommended approval. The commission closed the public hearing on that item and approved it by motion.

Staff also presented a separate request (APN 30624007) in Golden Valley that included both a rezone (from AR-10 to AR-7/AR) and an amendment to the Mohave County General Plan. The applicant was not present; staff recommended approval with standard conditions and the commission approved the request.

A later case sought to change an area on APN 32403639 from a neighborhood commercial designation in the county general plan to general commercial and to rezone the parcel from AR to SDC (special development commercial) to permit open-lot storage and allow a residence on the property. Matthew (staff) told the commission the SDC zone “would allow for all of the uses of the CMO, which is our commercial manufacturing and open lot storage zone with the additional allowance, of a residence to be placed on the property.” A commissioner announced they would recuse themselves from the next two items; staff also noted there is an existing violation on a neighboring parcel and that the property owner is attempting to bring the property into compliance. The commission approved the general plan amendment and rezone and forwarded the recommendation.

The commission approved a rezone of APN 32416011 in the Kingman vicinity from C-2H (highway commercial) to CMO to permit open-lot storage uses; staff said the application was proper for consideration with standard conditions and the commission approved the item.

Item 3 on the agenda was postponed until the applicant provides requested documentation; staff said the county zoning ordinance does not set a fixed postponement deadline and that staff will work with applicants to obtain required materials and will remove an application if the applicant stops responding.

There were no public speakers during the call to the public. The commission adjourned after approximately 11 minutes. All cases with a commission recommendation will be heard by the Mohave County Board of Supervisors on Monday, March 2 at 9:30 a.m., at the same location unless otherwise noted.
