Commission approves site plan review for 19th Street building, conditions it on survey

The Goodland Planning Commission approved a site-plan review for a proposed metal building on a commercial parcel along West 19th Street, but the approval is conditioned on the applicant providing a property survey and the building official confirming setbacks and easements.

An owner/applicant discussed placing a 55-by-75-foot metal building between existing utility easements. Commissioners and staff noted the importance of a survey showing sewer and electric easements before final permits are issued; staff said existing maps in the packet shifted in the PDF and a final survey would clarify property lines and registered easements.

Commissioners said the proposed building would meet required setbacks in the commercial district, and the building’s height and materials (metal with light gray color and dark trim suggested) are within allowed limits. Staff recommended approving the site plan subject to submission of the survey; the building official will report back at the next meeting to confirm compliance.

A motion to approve the site plan review was made, seconded and passed on a roll call. Commissioners recorded affirmative responses; the approval is conditioned on the final survey being filed and any required adjustments to account for easements.

Next steps include submission of the survey before the building permit is finalized and a follow-up report from the building official to confirm easement and setback compliance.
