Planning commission approves six subdivision and plat items, forwards MDA and general plan changes to council

Herriman — At its April 16 meeting the Herriman Planning Commission approved six routine land‑use items on the consent/regular calendar and forwarded three related Creek Ridge items to the city council with recommendations.
Approvals (Items 4.1–4.6) The commission approved the following items after staff presentations and limited discussion: a planned Enbridge gas regulation station in Hidden Oaks (Item 4.1; motion to approve with four staff conditions; mover Daryl; second Jackson; roll‑call recorded as Yes for Bridal, Jackson, Heather, Preston, Darrell, Andrea), preliminary approval for the Sky Ranch 9‑lot subdivision (Item 4.2; developer Jeff Veil; motion by Jackson; second Brody; roll call Yes), an amendment to the Mountain View Plaza plat (Item 4.3; motion passed with staff conditions and added cross‑access requirement), an Auto Mall subdivision lot increase (Item 4.4), a Midas Crossing lot split (Item 4.5) and a plat renaming/recording correction (Item 4.6). Each passed by roll call following public‑hearing procedure where required.
Creek Ridge items recommended to council (Items 5.1–5.3) The commission addressed three connected proposals related to the Creek Ridge development: an amendment to the Creek Ridge MDA (Item 5.1) removing a parcel from that MDA, a general plan amendment to change the parcel’s future land use (Item 5.2), and a new Creek Ridge Cove MDA (Item 5.3). After extensive public comment and staff explanation about consolidating acreage to qualify for outside funding, the commission recommended approval of each item to the city council with additional recommendations to preserve public access or add specific open‑space/connectivity elements. Votes on each of these items were 4–2 in favor.
What’s next The commission’s approvals are effective as administrative recommendations or approvals where noted; the Creek Ridge MDA and general plan amendment will be considered by the Herriman City Council at its meeting next week. Residents who addressed the commission urged the council to require a portion of the consolidated acreage remain public and to explore pocket‑park or trail‑buffer solutions for homes immediately adjacent to the changed parcel.
