Herriman explores land swap to assemble parcel for potential athletic complex; planning commission to consider entitlements

Councilmember Steve Shields said the city and development partners have been discussing a possible land swap to assemble a contiguous parcel that could support a regional athletic complex, but stressed that the idea remains in early stages.
"There is a large contiguous parcel of land that would be a good fit for a potential athletic complex," Shields said. That parcel is currently entitled for residential development; the proposed approach would swap several city-owned parcels for that contiguous parcel so the city would control the site and could pursue funding.
Shields said earlier proposals envisioned much higher density on the Walker property, but the plan advancing to the planning commission shows 113 detached single-family units, not attached multifamily units. He described buffers and lot-size transitions to make the new development blend with adjacent neighborhoods. "We're so far away from that actually happening at this point. This is step one of maybe 10 or 12 steps," Shields said.
LaFollette added that the formal process includes multiple technical items — master development agreements, zoning changes and general plan amendments — that the planning commission will hear before anything returns to the council. If planning commission approvals occur, the land exchange would then come to a future city council agenda; funding for a future athletic complex remains unresolved.
