Planning commission approves three-lot commercial preliminary plat on 120 Sixth

The Herriman City Planning Commission voted March 19 to approve a preliminary plat to create a three-lot commercial subdivision off 120 Sixth, advancing the project to later engineering and permitting steps.
Staff said the site—located in the northern portion of the city—had previously required a soil-contamination report and mitigation; staff confirmed mitigation work has been completed across the parcel. The plat would create legal lots served by one new access road and include access easements between lots.
Applicant Braden Hanson told the commission the site is zoned C-2 and that the team is under contract with a commercial company to build single-story buildings similar to nearby development. During the public hearing, local resident David Thompson said his townhome backs up to the property and asked what types of structures are planned; staff and the applicant described single-story commercial uses and said the fronting lot has a contract in place, while other lots do not.
Heather moved to approve the preliminary plat with staff’s two recommendations; Brody seconded. Roll-call votes recorded yes from Andrea, Daryl, Preston, Heather, Jackson and Brody; the motion passed.
The approval is conditioned on staff’s standard landscaping and plan submittal requirements before any final lots are developed.
