Cas Camp, a land surveyor representing the applicant, described the proposal as two lots fronting Ivor Road and St. Luke’s Road. He said the lots meet sliding-scale subdivision requirements and that soils in some locations would require alternative septic systems; the subdivision is intended to preserve the residual agricultural acreage behind the new lots. Camp said the parcels are laid out so that the remaining agricultural land remains accessible.
Staff confirmed the application conforms to ordinance requirements for sliding-scale subdivisions and that public notice and fees were in order. Commissioners asked whether the property is enrolled in an Ag and Forestry District; staff said it is not. With no objections from the public, a motion to approve the application passed on a roll-call vote; staff will send a favorable recommendation to the Board of Supervisors for final action.
The commission’s recommendation preserves the county’s sliding-scale objective of permitting limited residential cuts while maintaining larger agricultural tracts on the parent parcel.
