City planning staff presented a consultant-prepared concept plan for a long-vacant city-owned parcel at 1300 West and 3300 South and sought council direction on whether to use the plan to market the site.
Mr. Springmeier said staff issued an RFP about a year and a half earlier, received four proposals and engaged consultants to develop a concept plan with a mix of multifamily, townhomes, single-family lots and limited commercial. The concept totals roughly 257 dwelling units in the draft plan, he said.
Several council members objected to the density and the commercial frontage on a gateway corridor. One council member said she would prefer single-family starter lots or open space rather than a “meh” development that maximizes sales price at the expense of long-term fit with the neighborhood. Another council member suggested waiting for the general-plan update and sharing the concept with the general-plan consultants for review.
Council did not direct staff to actively market the property. Staff said they would share the consultant concept with the general-plan team, not bring further proposals unless a highly attractive offer is received, and would report back as the general-plan process unfolds.
