Developer proposes three infill single-family homes at 1149 N 850 W; planning commission hearing set for Dec. 10

Trent Ash presented a concept to rezone 1149 N 850 W in the River Grove neighborhood from its existing residential designation to LDR so the lot can be subdivided into three parcels for single-family homes. "We just wanna demo that and put in new houses in this area," Ash said, describing three three-bedroom, two-to-three-bath homes intended to be affordable for younger families. He said the design aims to keep lot sizes near the neighborhood's existing 8,000-square-foot pattern where feasible and that groundwater and proximity to the river may limit basements.

Neighbors asked detailed questions about driveway access, garage placement, parking demand and comparisons to nearby Habitat for Humanity homes. Ash explained two of the proposed homes would have front-driveway and garage access while one would access from 850 West; he said some lots will be narrower (roughly 43'—45 ft wide) to meet frontage requirements under LDR zoning. A resident asked about an irrigation ditch along 1160 North; Ash said the project team will need to coordinate with the ditch owner and may need to dedicate frontage for future sidewalks.

City planning staff confirmed the developer has completed department reviews and that the project is scheduled for the Planning Commission on Dec. 10; staff invited additional public comment at the hearing. Residents urged the developer and city to consider parking impacts on nearby streets if multiple tenants have cars.
