Herriman Planning Commission approves conditional use for outdoor storage at Rockwell Landing

A planning staff member described the application as “a simple request” and identified it as a conditional-use application needed because the Rockwell Landing site plan requires conditional-review for outdoor storage. The staff presentation said the proposed use would store trucks and equipment for a landscaping contractor, use a single access via an existing easement, include a track-out pad and street-front landscaping, and be enclosed by a six-foot masonry fence. Staff recommended approval and asked that the public sidewalk be extended on the southern part of the cul-de-sac to allow future pedestrian connections.
The applicant’s representative spoke briefly and declined to add further detail beyond staff’s presentation, saying they had “no[t] anything further than what Clint said” and noting the parcel’s heavy encumbrance by Jordan Valley aqueducts limits development options.
Commissioners asked whether there were concerns with the two additional conditions recommended by staff; none were raised. One commissioner said the proposed use would be “a lot better than RV parking” for the odd-shaped, encumbered parcel. The commission then moved, seconded and took a roll-call vote; commissioners Brody, Jackson, Heather, Horace, Daryl and Andrea each voted yes and the chair announced the motion passed.
