Keene EDC: City reports construction surge, industrial-park infrastructure remains priority

Things are looking up in the city, economic wise, development wise, the city administrator said, reporting multiple active residential and commercial projects and recent property valuations.
City Administrator (first speaking at the meeting) said Ashton Homeplace has over 60 homes under construction and that Sunset Ridge is finalizing underground utilities. The Canyons is working on phase two of its civil work, and Tractor Supply is progressing though its opening may be delayed by AT&T fiber-line work. The administrator said the city recorded about $13,000,000 in commercial property valuation and roughly $9,000,000 in residential valuation last year.
Board members and the administrator then turned to industrial-park matters. The board and staff are negotiating drainage and detention placement for parcels offered for sale; the administrator said resolving detention and drainage will help land buyers decide how to use the tracts. A possible railroad spur was raised as a potential attractor for industrial users, but board members noted feasibility conditions — minimum weekly traffic guarantees and space requirements — that make a spur a conditional option rather than an immediate solution.
Utility constraints were also discussed. The administrator said some prospective industrial users request large amounts of water or natural gas, infrastructure the industrial park does not yet fully provide. Board members stressed that County Road 317 needs widening and drainage work; the administrator said fixing the road is a prerequisite before moving forward with plans such as a larger highway-facing sign for the park.
The board agreed to continue work on these infrastructure items and to return the industrial-park discussion to a future meeting, with County Road 317 and drainage as near-term priorities.
