BAR approves addition at 125 South Pitt with request to study lower roof pitch

The Alexandria Board of Architectural Review approved an application for an addition and partial encapsulation at 125 South Pitt Street on Feb. 19, asking the architect to study a slightly lower roof pitch so the addition remains visibly subordinate to the original house.
The application was filed for John and Patty Petkasek and represented by Patrick Kamas of Studio Kamas. Kamas told the board he was prepared to "bounce off" the staff report and said he was willing to consider minor adjustments to the roof pitch to achieve a balanced composition.
Board members praised the design's simplicity and compatibility with the historic district. "Patrick's beautiful work," said Mr. Adams, who noted the corner location's prominence and the applicant's sensitivity to scale. The board suggested a modest change to the ridgeline where the new roof ties in to make the addition read as an accessory volume rather than original fabric.
A motion to approve the application subject to staff recommendations and with a small study to lower the peak passed unanimously on a roll call vote: Miss Sandia, Mr. Adams, Mr. Spencer and Mr. Scott voted "Aye" (4-0). The board recorded the action as compliant with staff guidelines and asked the applicant to refine the roof tie-in prior to final administrative review.
The approval covers BAR files listed for 125 South Pitt Street; the representative said he would work with staff on the suggested roofline refinement before final signoff.
