The Monroe Township Planning Board granted preliminary approval on Jan. 22 to PB1194, an application by 700 Route 33 LLC to build a 7,000-square-foot accessory storage building behind the existing Extreme Machines facility.
Applicant counsel Salvatore Alfieri and the applicant’s engineer, Robert Siv of Crest Engineering, described the site as three contiguous lots totaling about 14.56 acres, two of which lie in Monroe Township and one in Millstone Township. The proposed work would remove paved outside-storage areas and replace them with an enclosed storage building to house vehicles and materials currently stored in Conex boxes; the applicant represented this will reduce impervious surface coverage.
Planner John Tykina testified that the proposal requires several c(1) variances because the property is irregularly shaped and bisected by a municipal boundary. The variances noted included lot depth (existing 469 feet where 500 required), a front-yard setback for the accessory warehouse (proposing 45 feet where 60 are required), a rear-yard setback deficiency (about 1 foot due to the municipal boundary) and buffer/berm relief along Farrington Boulevard. Tykina said the application advances purposes of zoning by consolidating lots and reducing visible outside storage.
Board professionals raised engineering and environmental concerns. The township engineer’s review (01/21/2026) recommended removing asphalt around the existing detention basin and avoiding storage inside the basin. The applicant and engineer agreed there would be no storage inside the basin, and the applicant offered to consolidate the Monroe lots as a condition of approval and to remove cargo boxes that are not on the site plan. The applicant also agreed to evaluate perimeter controls (barriers/sediment controls) to prevent runoff from any vehicle storage area into the basin.
Public comment raised questions about the undeveloped western parcel and whether it would be left untouched; the applicant said that any future change to that parcel would require separate zoning or conservation approvals.
A motion to grant preliminary approval only — with the condition that the applicant address the recommendations of the board engineer and planner and return for final site-plan review — passed on a roll-call vote. The board recorded affirmative votes from the attending members and directed the applicant to supply requested materials and to return for final review addressing the outstanding engineering and planning items.
Next steps: the applicant must respond to the board engineer and planner comments, provide any required amended exhibits, and return for a final hearing on the site plan and the requested variances.
