Commission approves MR2 rezoning at 1209–1211 18th Street to allow duplexes

The Planning & Zoning Commission on Feb. 16 recommended rezoning two lots at 1209 and 1211 18th Street from MR1 to MR2 to permit two duplexes (four units total).
Chris Sentell of Sentell Engineering told the commission the existing lots are approximately 50 feet wide and do not meet the larger minimum width required to build a duplex under MR1. The petitioner said MR2 would allow the proposed four-unit development on the current lot widths and noted similar MR2 developments across the street.
Commission members questioned whether the change would be spot zoning; the petitioner and staff said MR2 was consistent with nearby uses and with the framework’s traditional neighborhood core designation. The commission approved the rezoning recommendation.
The recommendation will be transmitted to City Council for final action.
