Zoning board allows expanded signage for casino at former Sears in Pheasant Lane Mall

The Nashua Zoning Board of Adjustment approved variances on Aug. 13 allowing ECNH Real Estate Holdings to expand wall signage for redevelopment of the former Sears building at Pheasant Lane Mall, where the owner plans a charitable gaming facility.
Attorney Morgan Hollis said the building is an unusually large anchor store set back from the primary public roadway; the proposed scheme would replace existing Sears signage (previously set by past variances) with roughly eight wall signs totaling about 847 square feet on one face of the building, most facing a broad parking field and distant public ways. Hollis told the board the signs would aid navigation and are not visible from nearby residences.
No members of the public spoke in opposition during the hearing. Board members said the parcel is unique within Nashua and supported the application on grounds it would help direct traffic and reduce congestion; the motion to approve passed 4–0.
The board again noted the standard 30-day appeal window.
