Board approves accessory dwelling unit and larger ADU at 2 Morningside Drive

The Nashua Zoning Board of Adjustment voted unanimously Sept. 11 to grant a special exception and variance to allow an accessory dwelling unit (ADU) at 2 Morningside Drive that exceeds the 750-square-foot limit.
Applicant Christine Runyon said she and her sister recently purchased the house and that she has custody of her 10-year-old grandson; she described existing downstairs living space, a bathroom and an exterior entry that would support an ADU conversion. "I recently got custody of my 10 year old grandson, Caden," Runyon said, explaining the family purpose for the unit. Runyon said the proposed ADU would largely use existing space rather than add new square footage.
Board members noted Nashua's general support for ADUs. "We are proponents in Nashua of the ADUs," board member Josh Neely said. Joseph Patrick moved to approve the special exception to permit an ADU and the variance to allow 1,057 square feet where 750 square feet is permitted; the motion passed 4-0. The board advised the applicants of the 30-day rehearing and appeal period and recommended they work with planning staff on any remaining permit issues.
The decision allows the applicants to proceed with planning and building steps required to bring the ADU into compliance with construction and life-safety codes.
