ZBA approves larger and additional ground signs for The Woodlands at Nashua

The Zoning Board of Adjustment voted unanimously Oct. 22 to allow The Woodlands at Nashua to install two ground signs and increase sign area at 3 Sapling Circle.
Metro Sign & Awning’s Liz Bastid said the property owner, Campbell Communities, is rebranding multiple properties; the existing sign is old and one replacement would occupy the current location while the second would be placed nearer the road for visibility. "We're asking to replace that sign and put a second sign at the further entrance," Bastid said during the presentation.
Board members compared the requested signage to other nearby senior and residential complexes and found the proposed size and placement consistent with the area’s character. Members noted the site’s speed and traffic on Spitbrook Road made clearer wayfinding appropriate for public safety. The variances were for number of ground signs (one permitted, two proposed), total area (10 sq ft permitted, 59.57 sq ft proposed), front yard setback encroachment, a modest height increase (one sign proposed at 7'3" where 6' is permitted), and a reduced intersection setback (25' required, 10' proposed).
A motion to approve the requested variances passed 5‑0. The board noted the 30‑day rehearing window and advised the applicant to coordinate with Planning Department staff before construction.
