Logan Council approves Logan Crossroads rezoning for mixed-use at South Main

Logan City Council on Feb. 17 unanimously approved Ordinance 26-05 to rezone two parcels at 790 and 796 South Main, totaling 4.54 acres, from commercial to mixed-use.

Planner Amy presented the request, saying the applicant proposes a mixed live-work plan that would change front setbacks, increase allowed building height, and permit ground-floor residential uses that commercial zoning currently prohibits. Amy said the parcels abut recently rezoned mixed-use areas and that the applicant is coordinating a new internal road connection with Providence City and has had preliminary conversations with the Utah Department of Transportation (UDOT) about linking to 465 North.

During the planning-commission review, commissioners favored mixed-use for the site, citing the potential for denser housing at Logan’s gateway and noting that the proposal met zoning requirements with only a minor setback adjustment for on-street parking. Amy told the council no formal development plan had been submitted with the rezone request and cautioned the concept shown was preliminary.

The council opened a public hearing on the ordinance; no on-the-record public objections were recorded during that hearing. A council member moved to approve the ordinance and a second followed. The council then held a roll-call vote; members answered in the affirmative and the ordinance passed.

What happens next: Rezoning permits the applicant to pursue detailed site and development plans under Logan’s mixed-use standards; Amy emphasized the design and road-connection details could change as plans and UDOT coordination continue.
