County planning staff presented ZC25-002, a request from West Cornerstone Custom Properties to rezone a 3.399-acre parcel at 4242 Elk Creek Road in Madison Township from A-1 (agriculture) to R-1A (suburban residential) to create five single-family lots.
Craig from the Department of Development summarized the application and staff findings: the parcel is designated suburban residential in the 2032 Madison Township future land-use plan, is not in the 100-year floodplain based on updated flood mapping, lacks public sewer (so septic approval from the Board of Health is required), and would yield an average density of about 1.765 homes per acre. Staff recommended approval; the Butler County Planning Commission and the rural zoning commission previously reviewed the application and approved it.
During the public hearing no proponents or opponents registered to speak, and the board closed the hearing after a brief question-and-answer period about sight lines and traffic. County staff said the board will consider the matter and vote at an upcoming meeting.
