The Uintah County Board of Commissioners voted to approve an amendment to the recorded Sagebrush Acres subdivision that allows a property at 163 East 2800 South in Vernal to be split into an additional building lot.
County planning staff (Unidentified Speaker 8) told the commission the large parental parcel was part of the original recorded subdivision and had never been vacated. Because the lot remained part of the recorded plat, the request to create a new parcel required commission approval rather than administrative minor‑subdivision review. Staff said a neighbor is purchasing the parcel and may build an accessory structure such as a garage.
Staff explained the proposed parcel is narrower than the typical 90‑foot frontage requirement but extends farther back so that it meets the minimum lot area in the county code. The presentation noted the south frontage meets required footage and that the code allows reduced width when lot depth compensates to meet minimum area.
Commissioner (Unidentified Speaker 4) moved to approve the subdivision amendment; the motion carried with affirmative votes recorded on the floor.
The action allows the property owner to record the amended lot and proceed with standard building approvals if and when a structure is proposed; no additional conditions or specific building permits were recorded in the commission motion.
