Farmington City Council approved schematic subdivision plans for Miller Hollow on Feb. 17, allowing alternate lot standards on an 8‑acre parcel north of Miller Meadows and including a subordinate single‑family unit deed‑restricted to owner occupancy for two years.
Staff said the plan proposes nine lots plus a subordinate single‑family dwelling (a detached accessory dwelling unit deed‑restricted to owner occupancy for the first two years). Shannon (planning staff) said the planning commission reviewed the project twice and ultimately recommended approval after the applicant addressed property‑line concerns and other adjustments.
Neighbors raised issues about recorded boundary discrepancies and a temporary cul‑de‑sac that currently uses private yard space for a turnaround. Brock Johnston, representing the developer, described multiple meetings with affected homeowners and said the developer plans to execute boundary‑line agreements and to coordinate curb, gutter and driveway adjustments. “I've met with all of the parties involved, some of them multiple times,” Brock Johnston said, adding the developer intends to record agreed boundary fixes before final plat approval.
Councilmember Scott moved to approve the schematic plan with the condition that remaining DRC requirements be resolved and that the northeast corner be adjusted so it does not cross a private house; the motion was seconded and carried unanimously.
The approval is schematic only; preliminary plat and engineering submittals must still satisfy Farmington development standards and any required easements and utility alignments will be shown at the preliminary plat stage.
