Planning commission recommends rezoning Interport parcel on Highway 280 to light industrial with conditions

The Bryan County Planning and Zoning Commission voted to recommend approval of a rezoning request by Interport for roughly 12.95 acres on Highway 280, changing the parcel’s zoning from RR1 (rural residential) to I-1 (light industrial) to accommodate a warehouse with accessory container storage.

Planning staff presented the request and recommended approval subject to conditions: the developer must enter a water-and-sewer agreement with the county if required by the engineering director; enter a transportation agreement if required; and complete and record a boundary survey via a minor plat prior to site-plan approval. Staff noted the parcel sits in a mixed-use character area and that wetlands and a proposed buffer would limit impacts on homes to the rear.

Robert McCorple, representing the petitioner, and Cody Rogers of EMC Engineering said they support staff recommendations and noted that surrounding properties along this stretch of Highway 280 have been rezoned to industrial in recent actions.

After a public hearing with no opposing speakers, the commission closed public comment and approved rezoning project 20250308 with staff recommendations by voice vote. The recommendation will be forwarded to the Bryan County Board of Commissioners in Pembroke for final action in March.

If the County Commission grants final approval, the developer would be responsible for any future infrastructure extension costs not currently in the capital improvements program.
