Commission approves two rezones and schedules public hearing for a third

The board approved rezoning of a 15-acre Pulaski Highway parcel (2026-R1) to C-1 for storage units and a 3.2-acre parcel (2026-R2) back to A-1; it scheduled a public hearing March 17 for 2026-R3 (A-1 to A-2). Planner Tracy Perkins presented each item; the planning commission had recommended approval where noted.
At its Feb. 17 meeting the Lincoln County Board of Commissioners acted on three planning matters presented by county planner Tracy Perkins.
File 2026-R1: Perkins described a request to rezone parcel 079005.02 on Pulaski Highway from A-1 to C-1 for proposed storage units. Perkins told commissioners the 15-acre parcel is substantially within a floodplain and the applicant intends to avoid building in the flood-affected portion. The planning commission recommended approval on Jan. 5; the board moved, seconded and approved the rezoning.
File 2026-R2: Perkins presented a request for a 3.2-acre parcel at 7 Planville Drive owned by Thomas Polk to revert from C-1 to A-1 because it contains only a residence and the owner does not intend commercial use. The planning commission recommended approval on Jan. 5; the board approved the rezoning unanimously.
File 2026-R3: Perkins described a request to rezone a parcel from A-1 to A-2 (suburban residential with smaller lot sizes) to allow subdivision and construction of an additional home. The board called for a public hearing on March 17 at 5:30 p.m. and otherwise took no final action on 2026-R3.
Planner noted that site plans and any required permitting remain subject to further review and that owners must address floodplain and site constraints where applicable.
