Council holds first hearing on annexation of 26602 West MC 85; no public comment

The Buckeye City Council on Feb. 17 held the required first public hearing for case PLZM205-0100, a petition to annex a single parcel at 26602 West MC 85 at the northeast corner of MC 85 and SR 85.
Mandy Woods, principal planner with Development Services, told the council the applicant is Ascencia LLC on behalf of property owner Robert Rhodes Spirit LLC and that the parcel totals approximately 0.9 acres. The site is already developed with a convenience store that includes gas sales, and staff said the property’s general-plan land use is Employment. Woods said the parcel is currently zoned General Commercial (C-3) in Maricopa County and that, if annexed, the city would initially assign Regional Commercial zoning consistent with the surrounding area. According to Woods, the blank petition was recorded on Jan. 20, 2026 and staff completed notices required by state statute and city code.
Woods said there are no development plans yet and that the immediate intention is for the parcel to connect to city water. She recommended the council conduct the public hearing and take no action tonight; ordinance consideration is anticipated at a future council meeting in April. The council opened the hearing, received no speaker request cards and closed the hearing with no action.
