The council approved Ordinance 2025‑019 to rezone two adjoining parcels at 2646 and 2648 South on 7200 West from C‑3/C‑C to C‑1.
Planning Manager Brian Tucker said the parcels are already in commercial use (an auto sales operation) and that the recent zoning rewrite had left a few legacy C‑3 parcels with limited permitted uses; rezoning to C‑1 would allow the owner to continue auto sales and accessory services while aligning the parcels with current code. The planning commission recommended approval.
Council members asked whether additional zoning conditions should be applied given the parcels’ adjacency to residential townhomes; Tucker said modern use‑standards and specific use standards in the updated code should mitigate impacts and he did not recommend extra conditions. Council moved to approve the rezone, the council voted 'Aye' with no opposition and the motion carried.
Staff will record the ordinance and follow standard permitting procedures for any future site changes.
