The Dawson County Planning Commission approved variance VA25-29, permitting a reduction in side-yard setbacks so a new house may be built no less than 7 feet from each side property line.
Raymond Smith, speaking as the builder for the owner, said the property currently contains a double-wide mobile home close to the side lot line and a likely 50-year-old septic system that will be replaced as part of the project. "We'll take everything out, build a new house, new septic system, and start over," Smith said. He described surrounding lots as small (about a quarter-acre) and noted several existing homes sit close to or over the setback lines.
No members of the public spoke for or against the application. The commission moved, seconded and carried the motion to approve; the transcript records the vote as carried (transcribed as 3-0). The variance clears the way for permitting and construction subject to standard county permitting requirements.
The record contains an inconsistent spelling of the owner's name: the staff introduction named the applicant as David Savula, while the builder identified his client as "David Cibula." The commission did not resolve that discrepancy on the record.
