Council approves large-scale future land‑use change north of Kismet Parkway

On Feb. 18 the Cape Coral City Council approved Ordinance 1-26, a city-initiated future land use amendment affecting nearly 70 acres north of Kismet Parkway.
Anthony Santora, Senior Planner in Development Services, described the proposal as a dual amendment: approximately 28.4 acres would be reclassified to light industrial to expand the adjacent industrial park, and about 41.59 acres would be designated natural resources/preserve to align with an existing conservation easement. Santora said the parcels are vacant, city-owned, and that staff reviewed consistency with section 3.502(c) criteria and found the amendment consistent with the comprehensive plan’s applicable goals and policies. Staff also reported reviews from police and fire that noted a potential moderate fire services impact and a minor police impact, contingent on the form of future development.
The item went to the Planning & Zoning Commission, which recommended approval. No members of the public spoke during the hearing. Council voted to approve the amendment on a 7–0 roll call.
Staff said follow-up will include rezoning steps to match the new future land use designations when and if development proposals move forward.
