Goochland board hears final construction update for new Indian Beach elementary, targets Aug. 19 opening

The Goochland County School Board on a special meeting heard an update from Ryan Waldrop, project manager for MBP, on the construction status of the Indian Beach Learning School, the division's new elementary facility.
Waldrop said the division held a ribbon-cutting and community open house on July 18 and that the project team is now working through final inspections and a punch list with contractors and county building officials. "We held the ribbon cutting ceremony event open house on July 18," Waldrop said. He described planned walk-throughs with the design team and contractors to identify deficiencies ranging from cosmetic items such as paint or tile marks to larger items that will be corrected before full turnover.
Waldrop told the board the building is a large project—described in his remarks as roughly a 100,000-square-foot building—and that most remaining corrective work will be scheduled during evenings and weekends to limit disruption to school operations. He said teachers and staff will use a Google form to report remaining issues directly to the project team so contractors can address them.
On finances, Waldrop said the division typically pays contractors monthly for completed work and retains 5% of the contract as retainage until final completion. "Right now, we're right at around $7,000,000 that we're still holding for the contract. That's as of May," he said, adding that the June payment would reduce the held amount to about $5,000,000. He said the division does not prepay for work except in limited cases for materials with appropriate insurance certificates.
Waldrop affirmed a target for the first day of school of Aug. 19 and said the team is coordinating with county and contractor schedules to meet that milestone. Board members thanked the project team and noted weekly written updates provided to trustees have been helpful.
The board did not take formal action on the construction report; members asked questions about on-site trades during school hours, use of evenings and weekends for remaining work, and the steps for administrator and teacher moves before students arrive.
