Site Plan Review Committee approves third wall sign for Great North Commons at 789 Armed Forces Drive

The Village of Ashwaubenon Site Plan Review Committee voted Dec. 3 to approve a site plan request allowing a third wall sign on the new Great North Commons building at 789 Armed Forces Drive, contingent on installing shielding to prevent light glare into windows of the neighboring Quality Inn.
Aaron, a village staff member who presented the item, said the request was for “a third wall sign for the Great North Commons, which is the new building going up at 789 Armed Forces Drive, right across from the Resch Center and Expo.” He told the committee the parcel sits in the Sports Entertainment Zoning District and the Stadium/Expo business sign zone, noted that the sign code allows two wall signs by right and a third only if approved by the Site Plan Review Committee, and recommended approval with the condition that “the east elevation signage … be adequately shielded to prevent any glare into the guest windows of the Quality Inn.”
Member Quinn pressed staff on shielding and sightlines, asking, “Aaron, the only question I have, how's they gonna shield it?” Aaron replied that the shielding could be mounted along the bottom of the east elevation sign because the signage will be above the hotel roofline, saying the shield would “shade those windows from any kind of glare.” Quinn said he had “no problem with the sign, it's just the light itself.”
A committee member moved to approve the sign with the staff-recommended shielding condition; the motion was seconded and carried by voice vote. The committee’s approval allows the third wall sign at the Site Plan Review Committee level but does not replace the project’s requirement to obtain final approvals at the Plan Commission and Village Board because the parcel is within the Sports Entertainment Zoning District.
Max Caesar, identified in the meeting as representing the applicant, was present in the audience during the presentation and vote.
The committee also approved routine minutes and adjourned after noting two items already scheduled for a Dec. 17 meeting. The transcript records the committee’s approval by voice vote (ayes recorded) but does not include a roll-call vote tally for the sign approval.
