Hibbing council approves three zoning map amendments for commercial and multi-family development

At the March 19 meeting, Hibbing's building official Pat Green presented three zoning amendments recommended unanimously by the Planning Commission and the council approved all three by motion and voice vote.
Green described a rezoning for Iron Range Plumbing & Heating at 2214 2nd Avenue West from R2 to C2A (general commercial) to facilitate business expansion. He also presented a rezoning near Grace Lutheran Church from R2 (one- to four-family dwelling) to R3 (multi-family) for future residential development, and a third amendment converting a parcel from I1 (light industrial) to R3 (multi-family) for prospective multi-family development. Green said public notices were sent and there was little public response; the Planning Commission voted unanimously for approval on each item.
Councilors moved and approved the rezones in separate votes. No amendments or formal conditions were recorded in the meeting minutes; planning-commission recommendations were the primary basis for approval. The council did not take additional legislative steps beyond approving the map amendments at the meeting.
