Applicant Jeremy Hardin (also identified in the record as Jeremy Hartman) told commissioners the project is led by four Utah families who live on the roughly 30‑acre site and are not a large corporation. “My family and 3 other Utah families are proposing a low density year round cabin and camping resort on our roughly 30 acre property in the Long Valley Junction area,” he said, adding the site already has municipal water, electricity and fire hydrants. He said topography and guest experience would likely keep unit counts below the RU‑10 maximum.
Staff recommended approval, citing the parcel’s rural‑and‑improved subdivision status and existing infrastructure. The commission moved to recommend the zone change to the county commission “based on facts and findings as documented in the staff report,” an action framed in the meeting as ordinance O‑2026‑02. The motion was seconded and carried.
Public comment was not offered for this item. Commissioners noted the property’s proximity to Camp Lutherwood and weighed the site’s infrastructure and natural screening in their discussion. The commission’s recommendation now goes to the county commission for final action.
