The Waukee City Council opened and closed a public hearing and approved the first reading of an ordinance to rezone a roughly 90-acre parcel known as Timberline Estates from agricultural to R-2 single-family residential.
Melissa, planning staff, said the owner is New Pioneer Gun Club and the applicant is Timberline Estates LLC. The concept plan illustrates 127 single-family lots, new street extensions (including South Warrior Lane and Southeast Trillium Drive), a 25-foot landscape buffer along South Warrior Lane, a 10-foot trail along one side of South Warrior Lane, and an outlot intended for parkland adjacent to an existing 4-acre city-owned future park. The required parkland for the proposed residential area is 2.48 acres.
Because the property historically housed a shooting range, Melissa said the applicant must perform soil investigations and, if contaminated soils are found, carry out required remediation to remove hazardous materials from the site.
Jared Murray, the applicant’s representative, said he was available to answer questions but had no additional comments. Council and staff discussed emergency access and noted the project will need a secondary access; Brad said staff is pursuing a possible secondary access through the Timberline Campground and the preliminary plat is under review by community development and the fire department. The council introduced the ordinance and approved the first reading and title only by recorded vote.
Next steps: the applicant must complete soil investigations and any necessary remediation; the preliminary plat will continue through review, and staff will work on secondary emergency access arrangements.
