The Village of Greendale Board advanced an ordinance to repeal and replace Section 17.24 and amend Section 17.03 of the zoning code to expand allowable uses in the single Office Research (O) District at 5400 S. 60th St.
Planner-consultant Kristen Reichardt (GRIF) told the board that Matt Tadish of Tadish Properties applied for a zoning text amendment and temporary use approval to broaden uses in the former Goodwill Industries building, which contains office space, adult-day programming and warehousing. Reichardt said the Plan Commission recommended approval of a temporary use zoning text amendment and forwarded two conditions: that the village attorney review the request for compliance with Wisconsin statutes and that the attorney prepare an ordinance amending the cited zoning sections for board action.
The proposal would add adult day programming, warehouses and catering kitchens as permitted uses in the Office Research District and list machinery and equipment sales, recreation establishments and building material sales establishments as conditional uses. Reichardt clarified that the proposal limits building-material activity to retail or wholesale sales conducted entirely within enclosed buildings and expressly prohibits outside accessory storage or on-site milling, fabrication or other manufacturing.
Trustees asked whether proposed entries allowed manufacturing; Reichardt replied the language restricts activity to sales and that conditional uses would be reviewed by the Plan Commission, not returned to the Village Board unless required by the ordinance. The board moved the ordinance (BOT-26-69) for discussion and took a roll-call vote consistent with the packet presentation; minutes show the motion advanced.
Why it matters: The change aims to make the large building at 5400 S. 60th St. more marketable to tenants by broadening permissible commercial/community facility uses while retaining limits intended to prevent manufacturing or outdoor storage in the district.
