Facilities committee seeks reapproval for partial Radnor Elementary roof replacement

The proposal covers full removal of existing roofing down to the structural deck in several flat-roof zones, new insulation, flashing and roofing membrane, repointing and repair of three masonry areas (including pillars and two site walls), power washing and sealing of decorative split-face block beneath windows, and reinstallation and certification testing of roof lightning protection. Staff said the masonry capping will be overlaid with metal to improve water tightness.
Scope, timing and contractor Staff said the work would be performed under the KPN cooperative contract with Weatherproofing Technologies (masonry and related work executed by a different subcontractor but included in the single project scope). Staff emphasized the work is planned for the summer so it can be completed before students return.
Warranty and condition When Lydia Solomon asked when the current roof was last installed, staff said it was installed in 2001 and that the original 15-year warranty has expired; staff described failing vent boots, water infiltration between joints and masonry deterioration as drivers for the work. Asked whether every listed item is strictly necessary, staff said power washing and targeted preventive measures would extend masonry life and reduce later, costlier repairs.
