Hillsborough County commissioners voted 7–0 to approve a privately initiated comprehensive plan amendment (HCCPA 24‑26) and companion planned development rezoning (PD 24‑11‑35) that will change approximately 38.29 acres at 6625 County Road 579 from Residential 2 to Light Industrial Plant (LIP).
Planning staff recommended the change be found consistent with the comprehensive plan. Applicant counsel Gina Grimes of Bradley, Arant, Boult & Cummings told the board the site currently includes a sewage/septic treatment facility and that the LIP designation is appropriate given surrounding nonresidential and industrial patterns along the Mango Road corridor. Grimes said the applicant will limit allowed industrial uses in the PD and include compatibility measures.
The companion rezoning would permit warehousing, distribution, light industrial and accessory open storage. The applicant told commissioners the project would propose extensive setbacks (for example, 125 feet from Davis Pool Road and other buffers), limit uses to a handful of light industrial types, dedicate more than an acre of right of way for transportation improvements, and construct turn lanes and a multipurpose trail along Mango Road.
Planning commission staff and the zoning hearing master recommended approval subject to standard conditions and compatibility measures. Commissioners recorded a unanimous vote; the staff noted no reviewing agencies objected and the zoning hearing master had recommended approval.
Next steps: The applicant will pursue site‑level plan development approvals and the county will coordinate the transportation improvements and any required design exceptions or administrative variances during the PD process.
