The Independence Planning Commission voted unanimously Nov. 18 to approve a short‑term rental permit for a property on East Eureka Road.
City staff described the property as a ranch‑style home of roughly 1,300 square feet that was annexed in 1975 and classified RA under the Unified Development Ordinance. Staff noted the site has a single‑car garage and a two‑car driveway that can accommodate four vehicles, but that the narrow, winding Eureka Road precludes street parking. The staff recommendation included standard conditions: a three‑bedroom cap, a maximum occupancy of six people, required noise monitoring and an initial fire/life‑safety inspection.
Applicant Stacy Eikenberry said she lives fewer than three miles from the property, will act as the responsible agent and expects to be available ‘‘anytime.’’ "I just I just think it's a great area," Eikenberry said, noting proximity to the hospital and Independence Center.
Staff said trash removal will be handled by Republic Trash Services, and the property will be listed on Airbnb and VRBO. After limited public comment, a motion to approve passed on a 6‑0 roll call with Commissioners Nesbitt, Ferguson, Ashbaugh, O'Neil, Young and Chairman Wiley voting yes.
The commission closed the case after approval; the staff report and the commission's action impose the standard licensing, monitoring and inspection requirements for short‑term rentals.
