Pentaira (Pentair/Pentaira Engineering) presented a preliminary subdivision plan for a 4.581‑acre parcel at 405 West Main Street proposing seven building lots with public water and sewer. Staff reported three reviews were complete and recommended conditional approval pending satisfactory responses to comments from the township engineer and zoning officer.
Roy Love, an adjacent resident, said he learned of the proposal recently and asked the board to consider traffic calming measures on nearby streets if development proceeds. A developer‑representative, Richard Burkett of Singular Construction, said paths that encroached on a lot have been relocated and that volunteers and the Bole Estate Board had worked to resolve path alignment.
Board members noted that zoning and planning decisions are constrained by existing code and that the applicant followed the standard review route; the board approved the preliminary subdivision conditional on resolution of the outstanding engineering and zoning comments.
Staff emphasized next steps: once the preliminary plan’s comments are addressed the developer will submit a final plan that returns to the board for final approval. The board did not alter zoning midstream, and members encouraged residents to engage in the planning‑commission process for earlier input.
