Board approves Gateway Self Storage plan with sidewalk and stormwater conditions after neighborhood connectivity discussion

Ferguson Township supervisors on April 15 approved the Gateway Self Storage land development plan for a three-story facility at 2629 Gateway Drive, while acknowledging resident concerns about sidewalk connectivity along the West College Avenue corridor.
Planning & Zoning staff described the revised plan (dated Jan. 17, 2025, revised Feb. 24, 2025) with a revised square-footage figure of approximately 74,986 square feet and roughly 587 storage units on about 1.981 acres. The planning commission recommended approval with modifications and waivers including combined preliminary/final approval, landscaped buffer adjustments to avoid existing drainage and utility easements, and sidewalk alignment accommodations where steep topography affects placement. The developer asked for a sidewalk easement on adjacent private property to avoid slope issues and indicated they will install sidewalks along West College Avenue and portions of Gateway Drive adjacent to the site.
A nearby resident requested extending sidewalks farther into the neighboring subdivision to improve connectivity to parks; supervisors and staff said they would record the request for future CIP consideration but noted that large-scale connectivity improvements would be costly and are not currently in the CIP. The township required completion of stormwater monitoring/access adjustments (an additional inlet/access port), final PennDOT HOP approval for work in the West College right-of-way, and administrative items before final signature. The board moved, seconded and approved the plan by voice vote.
