The Placer County Zoning Administrator approved a side-setback variance for the Jonas Maciel Domenici property (PLN25-00394) in unincorporated Colfax, allowing construction of a 3,116-square-foot single-family dwelling 10 feet from the south property line where a 30-foot setback normally applies.
Staff reported the 6.21-acre parcel off Poppy Way is irregularly shaped, steeply sloped and heavily vegetated, with limited buildable area and necessary emergency-vehicle access constraints. The county consulted Placer Hills Fire about driveway geometry; staff said the driveway width could not be reduced and that the site’s physical attributes supported variance findings. An errata to condition of approval number 3 (encroachment onto private road Poppy Way) was read into the record.
Owner-applicant Jessica Jonas Maciel testified that the home design process took three years, that living space is about 1,500 sq. ft. (paper lists larger numbers due to eaves and passive-solar features), and that a neighboring offer of land would not enable a boundary-line adjustment. Jacobson determined the project exempt under CEQA and approved the variance based on staff findings and the errata; because there were no public commenters on the item, she waived the appeal period so only the applicant retains appeal rights.
