The village board voted 4–2 to approve a zoning variation (Ordinance 2025-17) allowing the conversion of an enclosed garage into a family room at 147 Cascade Drive as a reasonable accommodation. The Planning and Zoning Commission had given a positive recommendation after a public hearing.
Village staff explained reasonable-accommodation reviews differ from standard variances and typically require individualized assessment of the petitioner’s needs and supporting documentation. The petitioner provided medical information to staff confidentially, and the commission directed staff to draft the ordinance after its hearing.
Trustees asked whether the accommodation survives conveyance of the property; staff said the reasonable-accommodation approval terminates if the person who received the accommodation no longer resides at the property more than 50% of the time. Trustees also inquired about existing construction and permit history; staff said a stop-work order had been issued when unpermitted work was reported and that some confusion existed about whether Acacia (a homeowners association referenced in the record) approvals applied to village permitting. Staff noted the settlement connected to the property included Acacia approvals as part of the resolution.
The roll-call vote was recorded as four Ayes (including Trustees Iannaco, Saldana, Donnersberger and Acting Trustee Gazzas) and two No votes (Trustees Yac and Zweta), carrying the motion to approve the ordinance.
