Board grants preliminary approval for Woolsey Wood lumber facility (Phase 1)

Washington County commissioners granted preliminary large-scale development approval for Phase 1 of Woolsey Wood, a proposed custom lumber manufacturing facility, subject to planning conditions.
Planning staff said the project would occupy roughly 4.7 acres of a 6.74-acre parcel and include a sawmill building, an air-drying shed, a millwork shop with a kiln, office space with a bathroom, eight parking spaces (one ADA), a septic system, wood staging areas, sawdust chip bins, and a fire-reservoir pond to meet fire-flow standards. Staff said the project will reuse existing concrete pads from former poultry houses, install interior gravel roads and utilities, and that production hours will vary by weather and market conditions while customer hours would be roughly 8 a.m. to 5 p.m. weekdays and limited Saturdays.
Applicant Roy Pilgrim said the facility will perform drying and machining only and will not use chemical wood treatments. He said his engineer can provide additional detail on the fire-reservoir design; staff confirmed that a final large-scale development approval is required before operations begin. No public comment was recorded. The board moved, seconded and approved the preliminary large-scale development subject to the stated planning conditions.
The planning department will track final engineering, grading, drainage, and building compliance before issuing final approvals.
