Board approves minor land development and agricultural-security-area modification at 1000 N Nixon Rd

Ferguson supervisors approved a minor land development plan and a modification to the Agricultural Security Area (ASA) for the same property at 1000 North Nixon Road on June 3.
Planning & Zoning staff explained the Wright application: the owners sought to retain an existing dwelling and a new timber-frame home on a 44-acre RR-zoned parcel. In 2021 the board had granted a waiver allowing temporary retention with a condition that the original dwelling be demolished within six months of the new certificate of occupancy; the applicants now asked to keep both dwellings and therefore submitted a minor land-development plan. Planning Commission reviewed the application and recommended approval (05/27/2025). Applicant Daniel Wright told the board construction is taking longer because the new house is a timber-frame specialty home and estimated moving in September; he said the existing dwelling was improved during the delay and retaining it as a guest house made sustainability sense.
The planning director said the ASA Advisory Committee and the planning commission both recommended adding the parcel to the Agricultural Security Area per PA Act 43 of 1981. The board adopted the minor land development plan by voice vote and later adopted the ASA modification by roll-call (unanimous).
