Staff recommended approval of two waiver requests (a plan scale waiver and a waiver related to riparian buffer marker spacing) and conditional approval of the plan contingent upon satisfactory resolution of comments from reviewing agencies (Center Regional Planning Agency memo of 04/24/2025, township engineer letter of 05/05/2025 and zoning officer letter of 05/07/2025).
Board member Frank moved to approve the package as recommended; a second was recorded and the board voted in favor with one opposition recorded (Supervisor Hamachi). The motion approved the waivers and the subdivision plan contingent on completion of the outstanding comments.
The Hawk Ridge Lot 1 minor subdivision (revised plan to create three lots from a 1.535‑acre tract) included staff‑supported modifications to riparian buffer marker placement and a negotiated fee‑in‑lieu of $27,000 to satisfy a parkland requirement. Staff recommended conditional approval contingent on outstanding agency comments and the developer’s agreement to the fee‑in‑lieu.
